Smith’s Wood Village Centre

The new Village Centre is being developed in four separate phases and will include a new primary school, community facilities, a new high street, new shops and offices and residential properties. Health care facilities will be part of a later phase. This project is part funded by the European Regional Development Fund.

Progress so far

  • Smith's Wood Community Primary School - completed in March 2009. The new building also incorporates the Smith's Wood Parish Council community facilities
  • A new road - linking Auckland Drive and Windward Way through to the existing Kingfisher Drive
  • Demolition of two tower blocks, Nuffield House and Worcester House - 2010
  • Phase 1 (retail and offices) - planning application approved - July 2011
  • Phase 1 construction commenced 8th April 2013
  • Bellway begin construction of the residential scheme, Centric Mews - December 2013
  • Work begins on construction of a new Assisted Living Scheme - March 2014
  • Phase 1 construction completed and first shops open - April 2014
  • New high street, Burton's Way, opens to buses and the public - December 2014

Phase 1 - Retail & Offices

Includes 8 retail shops with office accommodation for Solihull Council above. Greggs bakery, New Image hairdressers, Quids In and the Spar shop, which includes a Post Office are now open for business.  The other retail outlets and SMBC offices are being fitted out over the next few weeks.

Alongside this, construction of the road (public realm) is complete and is open to buses and the public.

Improved Pedestrian Access Routes

Work is complete on Dove Way Park, a new park on the site of two former high rise blocks, Girton & Gonville Houses.  Key elements of the scheme include new green open areas alongside a central paved meeting space and opportunities for informal play.  There is new seating, improved lighting, signage, trees and shrubs.  A significant aspect of the scheme comprises improved and resurfaced footpaths linking the park to the new Smith's Wood Village Centre.  Click here to see a plan of the park.

The scheme has cost around £300,000 and is part funded by the European Regional Development Fund as part of a wider plan to improve pedestrian access to the new Smith's Wood Village Centre.

Phase 2 - Health Proposals

We are working with Solihull Clinical Commissioning Group and NHS England, along with local GPs on proposals for the new health centre. Detailed proposals will be brought forward in the future for this phase and will be subject to consultation with the local community and stakeholders prior to any application being made.

Phase 3 - Smith's Wood Village Centre Assisted Living Scheme

A new Assisted Living Scheme, for Smith's Wood Village Centre is being undertaken by Home Group and supported by the North Solihull Partnership.  The planning application was approved by Solihull Council in July 2013. Follow this link and type 2013/707 in the boxes to view http://solnet/wwwes/ps/dc/ViewApp.asp  Works started on site on 24th March 2014.  Click here to see the letter and contact details from the construction contractors, E G Carter, sent to neighbours.

Phase 4 - (Former Nuffield & Worcester site) Residential

Bellway have now completed work on their new site, Centric Mews, next to the new Village Centre.  This is a mixed tenure housing scheme of 26 units, 13 private and 13 affordable, on the site of the former Nuffield and Worcester high rise blocks.  All of the units are now either sold or occupied.
