Range of incentives on offer at Burton's Farm Park

Two lucrative new packages have been introduced for the New Year at Burton's Farm Park in Smith's Wood - providing homebuyers with an extra financial incentive to secure a slice of North Solihull's exciting future.

November saw the launch of the new development of 65 houses and apartments, marking the first new homes in well over a decade for Smith's Wood, one of three wards within the area covered by the £1.8bn Regenerating North Solihull project.

The mix of one and two-bedroom apartments along with three and four-bedroom homes mean the development offers a range of homes suitable for both first time buyers and growing families.  To reflect this, Bellway is offering a 105% Part Exchange plan on the three and four-bedroom properties and a first time buyer package on the apartments, resulting in big savings both financially and in time and hassle.

The incentives will enable potential homebuyers to take their first step on the property ladder or indeed move up it quicker as Ben Wright, Director of Bellway South Midlands explained: "These new incentives will offer a huge advantage, especially for those looking to purchase their first home or upgrade to a larger property. 

"The first time buyer package is broken down into four parts designed to make the first step on the ladder as financially achievable as possible – a £99 reservation fee, five per cent deposit paid, £500 per month towards the mortgage for the first year and no stamp duty to be paid.  On a two-bedroom apartment this equates to a saving of £11,850."

Burton's Farm Park is located off Tamar Drive, within easy walking distance of the proposed North Arran Way Village Centre in Smith's Wood, which has already received outline planning permission for £20million of new shopping and community facilities.

These proposed plans have been instrumental in attracting families to the new development and the 105 per cent part exchange incentive on offer for the three and four-bedroom properties will serve to heighten interest even further.

Ben Wright comments: "One of the main objectives of this incentive is to enable homeowners to upgrade in the same timescale that would apply to a first time buyer purchase, and as such we are offering the 105 per cent exchange on our three and four-bedroom homes at Burton's Farm Park.

"We will provide a fair offer on the purchasers' old home based on an independent valuation and offer a further five per cent on top of this value.  This has many benefits including no delays, no estate agent fees, no chain and no hidden costs.  This leaves the purchaser only responsible for paying the remaining difference to upgrade to a larger, brand new home or indeed save money if the purchaser is choosing to downsize."

Burton's Farm Park comprises one, two bedroom coach house, 16 three bedroom houses and nine four bedroom homes. There are a wide variety of house designs, covering terraced, semi-detached and detached styles. There are also five apartment buildings, each featuring a selection of one and two bedroom properties.  The first new homes at the scheme are due to be completed in April 2008 and the entire scheme is due for completion in July 2009.                                

Prices for the one bedroom apartments at the development start from £92,000, whilst the two bedroom designs are priced from £117,000. Three bedroom homes start from £175,000, whilst four bedroom homes are priced from £192,500. The majority of houses have integral garages and a parking space and all apartments also have parking spaces.

Specification features of the new homes include contemporary kitchens with integrated appliances. For early bird buyers, Bellway is offering a choice of kitchen doors, worktops and wall tiles. Designer bathrooms feature white sanitaryware and shaving points, while tv and telephone points are fitted to living rooms and master bedrooms. All houses and apartments benefit from gas central heating, which is generally the preferred method of heating compared to electric storage heaters. For convenience and security, audio door entry systems are fitted to apartments.

The Regenerating North Solihull project aims to transform the 1,000 acre area covered by Smith's Wood, Chelmsley Wood and Kingshurst & Fordbridge, by providing quality homes and improving the local environment and community facilities. New bus routes and infrastructure improvements are also planned for the 15-year project, along with the creation of safe, open public spaces. And, underpinning the entire regeneration programme is the desire to create better access to jobs, training and economic prosperity for every sector of the community.
