Launch of Burton's Farm Park marks first new homes for Smith's Wood

Burton's Farm Park is located off Tamar Drive, within easy walking distance of the proposed North Arran Way Village Centre in Smith's Wood, which has already received outline planning permission for £20million of new shopping and community facilities.

The North Solihull Partnership, which consists of Solihull Council, regeneration specialist Inpartnership, Whitefriars Housing Group and housebuilder Bellway, reports that the reason why so many local people have made early enquiries about Burton's Farm Park is because of the excitement surrounding the new Village Centre.

Janet Bradbury, chief executive of the North Solihull Partnership said: "The launch of Burton's Farm Park is very exciting news for Smith's Wood. So much has happened here in terms of design and planning work, but this is the first development scheme to commence construction.

"Within easy walking distance of this new residential scheme will not only be North Arran Way Village Centre, which has outline planning consent, but also the new Kingfisher Primary School, which will start to be built before the end of the year. A new state of the art building for Smith's Wood Sports College is also due to open summer 2009. This is being built as part of the Building Schools for the Future programme managed by Solihull Council, so that's even more good news for existing residents and those looking to move to Smith's Wood."

Burton's Farm Park comprises one, two bedroom coach house, 16 three bedroom houses and nine four bedroom homes. There are a wide variety of house designs, covering terraced, semi-detached and detached styles. There are also five apartment buildings, each featuring a selection of one and two bedroom properties, which are perfect for both younger buyers and downsizers.

The scheme has been designed in conjunction with the North Solihull Partnership's Design Champion, Jim Chapman and acclaimed landscape architect Munro & Whitten Ltd. New high quality open space will surround the new houses, which will provide direct links to the proposed North Arran Way Village Centre.

Prices for the one bedroom apartments at the development start from £92,000, whilst the two bedroom designs are priced from £122,000. Three bedroom homes start from £175,000, whilst four bedroom homes are priced from £192,500. The majority of houses have integral garages and a parking space and all apartments also have parking spaces.

Specification features of the new homes include contemporary kitchens with integrated appliances. For early bird buyers, Bellway is offering a choice of kitchen doors, worktops and wall tiles. Designer bathrooms feature white sanitaryware and shaving points, while tv and telephone points are fitted to living rooms and master bedrooms. All houses and apartments benefit from gas central heating, which is generally the preferred method of heating compared to electric storage heaters. For convenience and security, audio door entry systems are fitted to apartments.
