85 new homes will raise the benchmark in North Solihull

Solihull Council has given the green light to plans to create 85 high quality new homes on part of the soon to be redundant Whitesmore School in Fordbridge. The development, which is being undertaken by the North Solihull Partnership, will inject over £15million into the area. 

The new residential scheme will front Chapelhouse Road and will comprise 61 three and four bedroom houses and 24 two bedroom apartments. Initial enabling work is expected to commence on the five acre site in late summer. Meanwhile, pupils from Whitesmore Secondary School are due to relocate to the state-of-the-art Grace Academy, which also fronts Chapelhouse Road, at the start of the 2006/07 academic year in September.

Janet Bradbury, Chief Executive of the North Solihull Partnership commented: "This new housing scheme will deliver a number of significant benefits to North Solihull. Firstly, it will provide a choice of housing designs that are not currently available in the local area, such as detached and four bedroom homes.

"The Chapelhouse housing scheme will also bring with it improvements to Chapelhouse recreation ground, including new play equipment for younger children and a new multi-use games area for older children and young people."

"And, benefiting the wider regeneration zone, receipts from the sale of the land will be ploughed directly into the creation of new community facilities, such as the programme to create 10 new primary schools and five village centres, which amounts to an investment of over £60million."

North Solihull Partnership's Chapelhouse Road development expands on the overall design principles of the 15 year Regenerating North Solihull initiative. Many of the new three bedroom homes will be semi-detached or detached to introduce much more choice into the types of family housing available for sale in the area. There will also be a total of 24 four bedroom homes offered for sale on this development. With hardly any four bedroom homes currently available throughout North Solihull, this welcome addition to the housing market will encourage larger families to stay or relocate to the area.

The Chapelhouse Road development is being constructed by award-winning national housebuilder Bellway, who is one of the four partners within the North Solihull Partnership. Bellway's sales staff will also be charged with marketing the homes when the scheme launches later this year.

Janet Bradbury continued: "We are delighted our Chapelhouse Road residential development has received the green light from Solihull's planning committee. Following the March launch of our first housing scheme, Allcott Grove in the Lowbrook area of Chelmsley Wood, at least one new home has been sold every week, even though the first plots will not be ready for occupation until next month.

"The 18 sales to date at Lowbrook have been to a mixture of local buyers living within North Solihull, and those who live just outside the regeneration area in places such as Marston Green, Castle Vale and Castle Bromwich who have taken up the first chance to purchase a spacious, newly built home here.

"This high level of demand from local people is obviously fantastic news for the 15 year Regenerating North Solihull programme and demonstrates the desire to get in early and invest in the first new housing opportunities we are delivering." 

The Lowbrook development will comprise 32 townhouses and 16 apartments, and as with the Chapelhouse Road development, the receipts from the sale of the land are being ploughed back into the area to improve local facilities for the benefit of all residents.

The £1.8bn Regenerating North Solihull programme encompasses 10 new primary schools, five village centres, improving 12,500 homes and building 8,000 new properties. New bus routes and infrastructure improvements are also planned for the 15-year project, along with the creation of safe, open public spaces. And, underpinning the entire regeneration programme is the desire to create better access to jobs, training and economic prosperity for every sector of the community.

The three wards of Chelmsley Wood, Smith's Wood, Kingshurst & Fordbridge make up the 1,000 acre regeneration zone.
